???? Crumbling Concrete, Rising Timber: A Smarter Solution for UK Schools and Hospitals

AdviceCommercial & Community

The UK is facing a pressing infrastructure crisis. Across the country, hundreds of schools, hospitals, and public buildings are grappling with the legacy of reinforced autoclaved aerated concrete (RAAC)—a lightweight material widely used between the 1950s and 1990s that’s now proving dangerously unstable. From sudden school closures to urgent hospital evacuations, the impact has been disruptive, costly, and deeply unsettling for communities.

???? The RAAC Crisis: What’s Happening?

  • Schools: Over 100 schools were forced to shut down just days before the autumn term in 2023 due to RAAC concerns. As of September 2025, more than half of affected schools have either removed RAAC or are in the process of doing so.
  • Hospitals: Seven hospitals have fully eradicated RAAC, with 12 more expected to follow by March 2026. However, the NHS still faces a £13.8 billion maintenance backlog.
  • Government Response: A £38 billion education capital investment and £440 million for healthcare infrastructure have been pledged. But rebuilding takes time—and space is urgently needed now.

???? Timber Buildings: A Rapid, Cost-Effective Lifeline

While long-term rebuilding efforts are underway, the UK needs temporary yet dignified spaces for learning, healing, and working. Enter timber buildings—a modern solution with ancient roots.

Why Timber?

  • Speed of Construction: Timber modular buildings can be erected in weeks, not months. This is critical for schools and hospitals needing immediate relief.
  • Cost Efficiency: Compared to traditional concrete or steel structures, timber is cheaper to produce, transport, and assemble.
  • Sustainability: Timber is renewable and stores carbon, aligning with the UK’s net-zero goals.
  • Flexibility: Modular timber units can be repurposed, relocated, or expanded as needed—ideal for evolving needs during long-term repairs.

Real-World Applications

  • Pop-Up Classrooms: Schools can deploy timber classrooms on playing fields or car parks, ensuring continuity of education while permanent buildings are rebuilt.
  • Healthcare Pods: Timber structures can serve as outpatient clinics, staff lounges, or even temporary wards, reducing pressure on compromised hospital wings.
  • Community Hubs: Local councils can use timber buildings to maintain access to services like libraries, childcare, and mental health support.

???? Building Back Smarter

The RAAC crisis has exposed decades of underinvestment and short-term thinking. But it also presents an opportunity to rethink how we build public infrastructure. Timber buildings aren’t just a stopgap—they’re a statement: that safety, sustainability, and speed can coexist.

As Education Secretary Bridget Phillipson put it, “High-quality classrooms show every child that their education matters — and that their future matters to this government”. Timber buildings can help deliver that promise—today, not years from now.

If you’re in education, healthcare, or local government, now’s the time to explore timber as a strategic solution. Because when concrete crumbles, timber can rise.  Check out some of our previous classroom models here:https://www.flickr.com/photos/cabinsunlimited/albums/72157696258133974/
