Before Your Order

We pride ourselves on delivering a high quality customer focused service right from the very moment you make contact with us which sets us apart from other online retailers.   Over the years we have developed strong working relationships with all our suppliers and installation teams which means that we can confidently offer you all the advice and support you need to ensure that you choose the Log Cabin or timber building that exactly meets your needs. We don’t just want to sell you the dream though, we will be there for you before, during and after your purchase to make sure that you have a stress free happy experience with us, don’t just take our word for it though check out our customer testimonials pages.

Yes we do! You can ‘try before you buy’ and come and have a look at our selection of display timber buildings at our range of show sites. We have lots of buildings on show including log cabins, summerhouses, corner cabins, gazebos and hot tub enclosures; with cabins from all our manufactures, different log thickness and examples of the different roof, window and door options available.   There is always a member of team on site so not only can you see the timber buildings for yourself we are also around to offer advice, suggestions and answer any questions you may have. You can also order your log cabin at our sales office with us as well, where we will talk you through every step of the order process.   Our log cabin display sites are located in NorwichDownham Market & Swaffham

Our Online Team are available Monday to Friday 9am to 5.00pm and Saturday and Sunday 10.00am till 4.00pm, and we’re available by phone on 01603 327345 during these hours too.

Warranties on our timber buildings vary, depending on the manufacturer. Each of our product listings contains information on the warranty or guarantee period for that particular product, so you can see this information at a glance.

The latest information on the warranties offered by our suppliers, and details of any maintenance required to comply with these warranty terms, can be found on our Warranty Information Page.

Ex-display buildings are sold as seen, without any warranty, regardless of manufacturer, and this is reflected in the price.

Yes we do offer a bespoke service – creating your perfect garden building specifically tailored to your requirements. Just bring a sketch showing roughly what you’re dreaming of and some measurements into one of our display sites, or upload the information using the enquiry form on our Bespoke Builds page, and we’ll be able to produce detailed drawings and a quotation for your dream log cabin.

We have carefully selected our manufacturers to ensure that they produce fantastic log cabins and timber buildings, constructed using responsibly sourced timber and high quality components but that they also share our business ethos of providing excellent and quality customer care Our manufactures are: Lasita Maja, Palmako, Timber Cabins, Inmedias, Viking Industrier and Albany Sheds.

To keep prices down and make delivery times as quick as possible, the majority of our manufacturers manufacture their standard models in bulk with the placements already cut in for windows and doors. Therefore unfortunately it is not possible to change the location of the windows and doors on a standard model. You can however purchase additional windows and doors alongside any of our log cabins, or request that a bespoke version of the model is made.   An exception to this would be the Chameleon Log Cabin which is a multi room cabin which comes with a separately packaged window and door giving you the flexibility to decide where to place them. 

Unless otherwise stated all our timber buildings are constructed using soft wood either Nordic Spruce or Scandinavian Pine, that has been responsibly sourced.

Your log cabin will either come with single or double glazing depending on your chosen model, this will be detailed in the product specification.  This glazing is standard shed glazing, it is not toughed and is not the same as the double glazing you will have in your home.  Not many log cabin companies are able to supply toughened glass but if you do require this, the individual glazing units can be purchased from a local glazier and can be retrofitted.

The log thickness will all depend on what you plan on using your building for. If you are planning on using your new log cabin for use all year round perhaps as a garden office, we would recommend a log thickness of at least 40mm partnered with our Celotex Floor and Roof insulation kits. This ensures that you will get a good benefit from the natural insulation properties of timber and since heat rises, this will keep heat loss to a minimum and prevent condensation. Log Cabins over 40mm in log thickness also come with double glazing as standard.

Our log cabins are constructed using tongue and groove interlocking logs that fit tightly together during construction for a weather proof build that still allows for the timber to naturally contract and expand.

You are usually allowed to have a cabin in your garden up to 4m (13.4ft) and with a floor space under 30m2. However, if your log cabin is over 2.5m (8.25ft) in height and less than 2m (6.6ft) away from your boundary you will have to get planning permission for your timber building. Generally speaking cabins that are under 2.5m to ridge height is exempt from planning permission as its considered to be permitted development. The great news about our log cabins is that the majority of them are either under 2.5m or can be made under 2.5m saving you the hassle of going through a planning application. Planning regulations and building control can vary especially if you live in an area of natural beauty, your property is listed or you live in a conservation area; therefore we would always recommend you check with your planning office before ordering with us. Most local authorities have general information available online for your convenience.

We can supply you with images showing floor plans and dimensions for all of our log cabins and timber buildings. Usually these are sufficient, however if you do need anything more than this we are able to request these for a charge from the manufacturer. If you then decide to go ahead with the order this charge will be discounted off your order price. Please contact us on 01603 327345 for further information.

All of our log cabins are manufactured to a high standard with comfort and quality in mind.  Having a log cabin in your garden is a great way to expand your living area and create extra rooms in your home however if you wish to live in one of our buildings you would need planning permission. Although built to high specifications and used across Europe our log cabins are not designed to meet UK building regulations as these do change from area to area, we would recommend therefore that you contact your Local Authority to discuss planning permission and building regulations before placing any order with us.

Placing Your Order

You can pay by either card or BACs bank transfer. We accept most debit and credit cards excluding American Express, with no extra charges for credit cards.

All of the prices on our website includes VAT so there are no hidden surprises.

For online orders, we process payment at the time of order. If you’re visiting us in one of our display sites, we take payment for the cabin and any optional extras upfront at the time of ordering. Any balance of your invoice will need to be settled 14 days before installation unless we’ve agreed otherwise in writing. Details of agreed payments will normally be added to your invoice.

Unfortunately at this time we don’t offer a financing option for our log cabins, however we do accept most credit cards without an extra service charge to do so.

Delivery & Installation

Free delivery is included for your log cabin kit unless otherwise stated on the product description

Yes we do, we deliver to all areas of the mainland UK. If you require delivery to Scotland please gives us a call on 01603 327345 and we would be happy to talk this through with you.

Unfortunately we currently only deliver to areas in the mainland UK. If you would like to arrange onward delivery yourself we are happy to deliver to any address within the mainland UK for you, please contact us for details. 

You will need to arrange for your own team of installers to erect your timber building, and you are responsible for any import taxes or customs duties which are applicable to your purchase.

Our cabins are usually delivered on a large flatbed vehicle, that is similar in size to a large council dustbin lorry and will usually be delivered on a crane offload vehicle, called a Hi-Ab, which will offload to the front of the property.

For hard to reach areas, or areas where our delivery vehicle is simply too large, we can use a forklift. Take a look at the video on our Delivery Page for an example!

In the unlikely event that you find any damaged parts whilst you are unpacking your building just send us a photograph and we will arrange with the manufacturer to send you a replacement part as soon as possible. Please be aware that in some cases replacement parts can’t be sent to you immediately as they will need to be manufactured. We aren’t able to accept responsibility for delays in installations or any costs incurred owing to damage, missing items or delayed delivery as this is outside of our control. Please let us know of any issues relating to the products within 14 days of receipt of delivery.

Due to the way our buildings are manufactured and packed it is extremely rare for components to be missing but if it does happen then the same applies as for damaged products. Let us know within 14 days of receipt of delivery which component is missing and we will arrange for the part to be sent directly to you. We do ask customers to make a thorough check against the product parts list and check the packaging first.

We are pleased to offer an installation service for all our log cabins and timber buildings right across the mainland UK to give our customers the convenience of a one stop turnkey service.

The delivery company will call you with a delivery date approximately 1 week before your delivery is due. As soon as you have been given that date give, us a call and we will book an installation date with you. Please be aware, although we try and arrange install dates as soon as possible to the delivery date, this is subject to weather conditions, installer work load and other factors out of our control. This can occasionally mean that during busy periods there can be up to a 21 working day wait for installation, this very rarely happens but we feel it is important that customers are fully aware of this possibility.

Often it isn’t about what we prefer but what would work best in your garden. Undoubtedly the most common type of log cabin base is poured concrete, but we have had customers use the ProBase plastic base system as well as timber frames, paving slabs and even railway sleepers. It really doesn’t matter what you use as long as the building is well supported and the base is completely level right across.

Quite simply if your base isn’t firm and level right the way across your log cabin will not fit together correctly.  Depending on just how level the base is this could been ill fitting windows and doors, doors that do not close correctly and gaps appearing between the logs.  This will undoubtedly affect the weatherproofing and will not be covered by your warranty.

Our log cabins are simple in construction and are straight forward to put together with a bit of DIY experience and a few good friends to help you out. The main stumbling block for most of our customers is the instruction manuals as these are designed with the experienced installer in mind.  We would recommend that before embarking on installation you take some time to look through the instructions and identify the parts.  If you need a little help along the way then we have an experienced team of installers just a phone call away.

Extras & Treatment

Purchasing a log cabin is a significant financial investment, so you will want to protect your roof with the best material possible to protect your investment. That is why for apex roof buildings we would always recommend upgrading to our premium shingle tiles with a 25 year lifespan. As well as being a premium roofing material that bests protects your building shingle tiles also come in a variety of colours, meaning that you can use them to match the style of your home or add a colour statement to your garden, Colours available depend on the manufacturer. 

We are pleased to be able to offer EPDM on all our pent roof and flat roof buildings. Used in the industry commercially for over 50 years EPDM is the number one choice of roof covering for flat and low pitch roofs. EPDM (ethylene propylene diene terpolymer), is a single ply synthetic rubber roofing membrane that is extremely durable and offers up to 40 years of protection when applied according to the manufacturers directions. Not only will EPDM keep your building water tight but it also provides a high degree of ozone, ultraviolet, weathering and abrasion resistance. EPDM also works extremely well in low temperatures maintaining its flexibility and not becoming brittle.   The qualities of EDPM can also save you money on your heating costs too as it is fantastic at absorbing and retaining the heat from sunlight helping to keep your timber building warm. Our EPDM comes in a grey/black rubber and will come as one piece to cover your log cabin roof. EPDM can be cut to virtually any size from one piece of rubber up to 15m x 30m (49ft x 98ft). The main advantage of the one piece system is the lack of joints which are the main source of potential leaks. Our team of Log Cabin Installers, and our third party installations teams are all highly trained in the fitting of EPDM roofing. 

We offer premium Celotex Insulation kits to insulate the roof and floor of your log cabin and these are available to purchase alongside pretty much all of our log cabins, summerhouses and garden lodges. For in-depth details see our dedicated insulation page.

The majority of heat lost in a building is through the roof and the floor which is why we have sourced the best available roof and floor installation kits on the market. Timber is naturally a very good insulator, with cabins constructed with at least 40mm logs, teamed up with our roof and floor insulation kits we don’t believe that wall insulation is needed in order for the cabin to be used all year round.   Although it is possible to insulate the walls of your log cabin or summerhouse, due to the natural contraction and expansion of timber it isn’t a very straight forward process and is often costly. That said we understand that some customers do require it either to meet planning and building regulations or personal preference and we would be happy to provide you for a quote for wall insulation. We are also able to offer a number of buildings with twin walls that would provide the cavity needed to install insulation without losing room inside your cabin, please contact us either by telephone or email to discuss your needs with us.

All of our optional extras including shingle tiles, EPDM, insulation and timber treatment are offered for sale alongside our log cabins, summerhouses and timber buildings, because we believe them to be the best products for the job. They are also delivered alongside your building to provide maximum convenience for you, and saves you the time and trouble of having to source these materials for yourself.  

Our installation teams are experienced in installing each element meaning they can all offer fitting advice over the phone if you decide to install the building yourself. Also each product is used at our show sites so we get to see exactly how they perform which is why we have no hesitation in recommending them to our customers. That said we also know that sometimes our customers want to choose an alternative roofing material or insulation option and that’s perfectly fine, all of our log cabins for sale are available to purchase on their own. Most commonly, this is done to achieve a specific look. All we ask is that if you are planning on using our installation service you will need to provide us with full details of the materials you have selected, as this may mean a revision in the quotation or service we are able to provide you with.

ProBase is a modular plastic grid base system that can be used as an alternative to a concrete base for log cabins, summerhouses, sheds and other timber buildings. ProBase can also be used anywhere a firm level base is needed such as a pathway or driveway. It is made from recycled injection moulded plastic with a grid design to allow for ventilation and aid with drainage. It can be installed with or without shingle and comes in 50 by 50cm tiles that fit together with locking pins. Vigorously tested both in the lab and in the field, ProBase is a super strong, reliable base system capable of holding several tonnes and is extremely easy to use. 

Unfortunately we are unable to offer these services to our customers, and we would recommend that you use a qualified and experienced local contractor.

Wood burners are great for creating a relaxing, cosy environment as well as providing warmth in the colder months, you’ll be pleased to hear that wood burners can be installed in our log cabins. Unless otherwise stated within the product description your log cabin will come in its natural timber state and will need treating after it has been installed. On selected cabins from Palmako there is the option to pre-treat the cabin however we still recommend treating the cabin as soon as you can after installation.

We recommend Sadolin and Rystix treatment products for all your log cabin and wood treatment needs that offer up to 7 years of protection

Yes, we would recommend that you treat both the inside and the outside of your building. This not only offers protection against abrasions, liquid spills and makes it easier to keep clean but it also balances the moisture content in the logs. This is also vital to ensure the warranty is in place as this is only effective on the basis the interior and exterior are treated.

We would only recommend that you treat your log cabin after it has been installed. The reason being is that the logs will naturally absorb some of the moisture from the timber and expand, if you treat the cabin before you fit it will make installation a lot more difficult.
